The house and location really is beautiful. There were just a few small details that let the house down. The Christmas decorations were still up at the house, including one tree which can be toxic to dogs, which was not ideal. We also noticed previous reviews highlighting that the bifold doors were broken and couldn't be opened. Whilst that wasn't a feature we wanted to use in January, due to the existing damage to the doors they didn't close properly either allowing a lot of cold air into the kitchendining room so the house was freezing when we arrived and took a while to get warm. Other items in the house were also damaged which was disappointing. The house could just do with a bit of maintenance and closer attention to detail when it comes to cleanliness cobwebs, mould in shower etc. Overall we did have a nice stay, and the house was well stocked, it just needs that extra TLC to make it perfect.
We have used Sykes cottages for many years and this year for our family Christmas break chose to go somewhere different so that we could take our fury friends with us. We were very pleased with our choice so much that we have already booked for Christmas 2025.The only points we would like to mention were we struggled to use the Eco friendly hot tub as we could not seem to get it warm enough but we didn't let it spoil our visit the games area could do with a bit of updating and even though it is winter it would have been nice to be able to use the Bi folding doors but they seemed to be out of action.
Internet is horrific, other reviews do say this too but wasnt prepared for how bad. Sofa in snug not the best but Im really struggling to find a downside very welcoming house, they have definitely put a lot of effort into the interior design! Bedding good quality too. Cracking house id move there no issues! The games room could do with some love, pool table seen better days etc. We saw two flies however it was November. Could do with a road sign I couldnt find it for a while

We arrived at Lakeside Lodge for my wife's 70th birthday celebration weekend. on arrival we were very happy with the location on Patshull Estate and the house looked amazing especially the new kitchen diner extension. the welcoming pack was a lovely gesture and the house was very clean and tidy. the accommodation for our 3 families, 6adults 3 children and 2dogs was ideal. However some of the sofas in the lounge were tired and shabby and the 2 easy chairs in the kitchen were damaged with broken arms. Even though we were there in the last week of October the weather was gorgeous and it would have been nice to sit on the patio. However there were no patio furniture and we were unable to open the Bifold Patio Doors as they were damaged or jammed and 2 of the opening door handles were brokenmissing. Which brings me on to the so called hot tub. whenever we have stayed in a Sykes let property before this has been one of the main featureshighlight of our stay. However this one was not so. We found that having to light the log oven ourselves and keep it lit all weekend became a bit of a chore and would have to question how sterile it remained after our first use as there were no chemicals left to replenish the water and disappointingly it was just a HOTTUB with no filters or water jets and therefore we did not use it thereafter. The wifi was poor and there was no mobile phone signal which proved a let down for our three young children. For all the above so called negatives we enjoyed and made the most of our weekend stay as the Estate was beautiful with great dog walks but would not stay there again for the above mentioned reasons.
Lakeside Lodge is a beautiful home. Everything thing was clean and had all what we needed for our stay. A lovely hamper greeted us on our first day. Rooms very spacious and loved the open plan of kitchendinner. Hot tub was great and easy to maintain. The friendly swans from the lake made the stay even more special. Had some lovely walks with our dogs. Just one suggestion. My dogs are small and could easily escape the court yard. Maybe some netting on it to safeguard any escapes. Just back from a fantastic weekend at Lakeside Lodge. The property is stunning and surpassed our expectations the welcome basket was an unexpected thoughtful bonus. Wonderful out door area with a fab hot tub. Took us a while to get to grips with heating it but once we knew what we were doing it didnt take long at all. The kids loved the field area and play barn and just had a blast all weekend. We didnt realise how close the activity field was to the scout field but we didnt hear any noise from them unlike other reviews. The only negative as others had mentioned was the flies but it was manageable. Highly recommended and already looking at booking again in the future
Lakeside Lodge is a fabulous house for a family holiday and we thoroughly enjoyed our stay. We were welcomed with a very generous basket of goodies including fresh farm eggs! The location is remote but the view across the lake more than makes up for that. There is plenty of space both inside and out so you can be together or have some private space if you need it. The house is furnished and equipped to a high standard although some of the furniture could do with some tlc, and air conditioning on the ground floor was an unexpected bonus. The WiFi is slow but hey, youre on holiday. Yes, there are some flies go prepared! Who knew fly swatting could be so competitive and engaging!!
House was lovely with great views across the lake, flies where a big problem, a lot of them in kitchendining room so be prepared, had to buy more knives & Forks as only had 5 of each in draw, not very private as had dog walkers & people fishing 10 yards from kitchendining room, wifi not great, hot tub was lovely once heated up.

A fabulous property and a lovely location overlooking a lake. A welcome hamper was a wonderful touch and made us feel welcome. There was lots of space for all of us and we made use of the separate snug for quiet time. The lounge was a good size and the basket of blankets was a perfect addition. The kitchen was fully stocked and easy to use. We did have to search for the cutlery draw which was in the top of a draw!! Lovely having all white goods to use and a starter pack to get us going. Unfortunately the one thing that let it down was the eco hot tub. Firstly there were no matches or firelighters left for us so we had to go shopping. Also it would have been nice to have it ready to use as we had to light the fire and warm the freezing water which meant we couldnt use it until the middle of the next day. We had to keep going back every half hour to refuel. Then because no chemicals are used the water started to smell by the second day so we had to empty and refill. This meant we only had a few times in the hot tub where normally we would be in at least twice a day. There is lots of information about the area and I loved the local walls. It would have been nice to have some history about the property as we thought it may have been an old piggery. Also there is a scout camp right next door which would have been nice to know as they were very close and a bit noisy on Sunday morning while we were trying to have a layin. A great base to explore the local area. Lots to see and do all within 30 mins drive. Just watch out when driving on the dirt tracks as they are very bumpy!!
Beautiful property in lovely surroundings. Lots of space which was ideal. The separate living areas were good. One of our party was working remotely for a couple of days so while the space was great the internet wasnt sufficient enough to cope. We had read the previous reviews about flies and to be honest I was expecting a swarm. Its not so bad to be fair. We went armed with all sorts of stuff to repel them and a few strategically placed fly strips did the job. All in all it was lovely.

Beautiful cottage and location, once you manage to find it. The directions we received including a postcode were incorrect. The hot tub is lovely, but takes a long time to heat up and needs to be emptied after each use. We had some lovely days out in the surrounding area. Beware the flies
Beautiful house really enjoyed our stay. Hot tub was fantastic. Only downside would be the flies more products needed to kill them it is the fact of the lake and did not distract from our stay. It's comfy large fab house. Want to go back next year
The property itself is beautiful, the flies in the property are something else! ! When we arrived there was 100's inside the house, and also dead flies all over where walls and floors where they'd been killed and left. Every single room in the property is beautiful, but the flies are a huge let down unfortunately, and it made a massive impact on our weekend away. The hot tub was also a huge let down, it isn't an electric hot tub, you need to keep the fire lit underneath to keep the water 'warm'. We had no logs to do this so had to get some brought to us. The hand soaps hadn't been filled around the house, we found some in the cupboard so filled them ourselves. There was a scout group staying in the field next to the Lodge and they were running around outside on their field from 6am and they woke the whole of our party up as the bedrooms back onto the field they were staying on. The dish washer doesn't work properly, so the dishes in the cupboard were dirty and then the dishes we washed in there over the weekend stayed dirty until we hand washed them all after buying our own washing up liquid The location is quite remote so this is worth knowing before booking as well, that wasn't a problem for us as we were drivers. Would I stay again? Absolutely if the flies were sorted, if not it is a huge no!

The whole place is amazing, quality of furnishings style and space. Views are fabulous, the fly infestation make it not worth recommending or staying again. People could end up seriously I'll from such an infestation, they were not coming from outside. There was no pizza oven, and the BBQ was to small and left filthy. On the website you are led to believe you could hire a boat, but it's obviously only when the fishery is open, of which it wasn't on Mondays and Tuesdays.

Beautiful place and setting. High quality furnishings and very comfortable and private. We had a lovely stay. The games area was ideal for us all. The thing to let it down was the outside maintenence. Glass fragments left around the hot tub area and in the games barn . Grass was extremely long too in the playing area. Inside the house, which I know is near a farm and lake, was the amount of flies which were constant every day. Definitely needs something put in place. The last thing was about an item i think i left in the house which I rang about, promised a call back to let me know if it was there but still no call. The place is so lovely otherwise it wouldn't put us off returning.

The property is absolutely stunning! there was 8 of us on a girls break away and we really enjoyed our time. Each room's interiors are just so welcoming and cosy. The only thing that was missing was maybe a lock on each bathroom door. Other than that we can't fault it at all!
Absolutely fantastic weekend for friends birthday, 10 of us stayed 5 adults and 5 children, beautiful area inside 300a estate, children loved playing football in the garden darts and snooker, the hot tub was brilliant kids also enjoyed it. Wonderful walks around the estate den building, would definitely come back the house is gorgeous and had everything needed for your stay, thank you again for a great weekend

Absolutely loved our stay at Lakeside Lodge. The house was perfect, clean and the extra touches were very welcome, like fresh eggs left for us. We all loved it and will be back again. The view and surroundings were beautiful. Thank you.
We stayed here for 3 nights over the New Year. I was worried that it t might be cold so packed lots of warm clothes. However the Lodge was lovely and warm. The rooms are very spacious which great amounts of seating. We used the outdoor hot tub on New Years Eve which was a great experience. The beds are so comfy and the fresh towels supplied smell lovely too. There were 8 of us in total and we all enjoyed our stay. There was plenty of cups, tableware and cutlery you dont run out of everything just no potato masher! Great size fridge and freezer and the welcome pack was greatly appreciated. We even had to Christmas trees which really added to the atmosphere. We took board games but there was plenty to choose from already. We all absolutely loved staying here and would definitely recommend. The only downside is the phone network was zero and the WiFi wasnt great. Which was great for me to relax but the teenagers were feeling it! But if you go for a walk to the top of the hill lovely country walk you can get signal. Its Cant wait to return.
A group of 10 of us stayed for a Christmas getaway and the Lakeside Lodge was a lovely place to relax. The house was beautiful just like the pictures shown with a relaxing setting around the lake. It was very cold on our visit so we did not make much use of the outdoor facilities but would be lovely to visit in the warmer months. The hot tub was lovely and there was lots of plates and cups to make use of. The only downfall was that, on arrival only 9 beds were made up. We called the contact number and a worker came very quickly and supplied bedding but it seemed a bit of a fuss us having to pull out the extended bed and sort this out ourselves although our booking stated 10 adults. Another downfall was the wifi signal which was very weak. We would all have to make sure our phones were not connected to be able to get the TV to load any programme movie on Netflix. Although this was not a major issue to us as we came to the Lakeside Lodge to unwind, it may be more inconvenient for others.
The property is just perfect. Stunning setting, beautifully furnished and amazing views over the lake.The owners seem to have considered every tiny detail from the welcome basket to the soft fluffy towels. We were a party of ten including four children under 5 years, the games room and football net were a highlight for the children and the hot tub was a lovely way for the adults to wind down in the evening. We had a lovely stay and will definitely book again
As a group of 9 friends, we had a fantastic stay here. The lodge was comfortable and spacious with plenty of room in both the lounge and kitchen for us all to be in one place together. The setting was beautiful next to the lake and it felt very private we had a wet weekend but the outdoor spaces looked great too. We all had a bit of an issue finding the lodge what3words took us to the wrong end of the estate but all made it the directions in the email were better. 2 of the group had electric cars and the charging points were very handy plus plenty of parking for the 6 cars between us. The only minor negative would be slightly poor WiFi. We all agreed we'd go back anytime!

The villa was absolutely amazing, beautifully clean, everything you could possibly need, and the furniture, etc. was outstanding. We had a very lovely welcome package and was a lovely surprise. Surroundings were beautiful, hot tub was great, and the games room was great for the children. We've stayed in a lot of different properties for large groups, and this is definitely the best we've ever had. However, we had a major problem during our stay, whereby access to and from the property was very frustrating. The lane which is very long leading up to the property underwent maintenance tarmac whilst we were on our holiday. We were not notified of this, and this made journeys in and out of the property very lengthydifficult. On one occasion we were led across fields and then got stuck in mud. This was reported to the estates manager, who said he would call, but did not, and then offered an unrealistic resolution via texts. The lanes will now be in very good condition for any holidaymakers from here on in, however the problem highlighted the lack of customer care and this was very disappointing.

Property was decorated to a high spec with quality furnishing . Hot tub and outdoor space was excellent setting was beautiful and family thoroughly enjoyed their stay would highly recommend. There were some house flies due to the property being on a working farm but no mosquitos that we saw.

We had a brilliant stay at Lakeside Lodge. The lodge was beautiful, very well equipped and plenty of space for us to enjoy. The outside space was great, the kids enjoyed the games shed and field, and we all enjoyed the hot tub & fire pit. We had a great evening at the activity centre next door doing the climbing wall, archeryaxe throwing, and night line. There were a few flies, but expected this with being near livestock and the lake. It was better than anticipated after reading previous reviews. We would definitely like to return in the future

We all had a lovely stay at Lakeside Lodge, very tasteful, comfortable and well presented property. Cleanliness was top notch and we loved the fact it had plenty of cutlery, plates, glasses and mugs! The remote location was a real bonus as it felt like you had a proper break from the real world! All the children loved the property and being beside the lake was fantastic extra bonus, my daughter and her friend became best friends with the three ducks which they named Billy, Gilly and Lilly. My advice to other guests is be prepared for a few flies, your beside a lake and remote so bring a zapper! Also use the directions from the owner as the sat nav post code sends you on a wild goose chase! Wed definitely stay again, fantastic value stay for what you get included. A

There are many pro less and missing items we have listed them in the cottage. The main one is it states lake fenced off untrue one rope a Ross very unsafe for children
The house itself is really lovely perfect for big groups. The hot tub was great, woodfired so no bubbles but that didnt bother us at all. The setting was peaceful, with some nice walks around the estate. Patshull activity centre on the estate was great fun. Unfortunately there were some significant negatives. It was not very warm when we were there maximum 21 degrees or thereabouts but the house was very warm with no fans or AC. We had to have windows open a lot of the time and it was manageable but I would think on a hot day, at least fans would be needed. Secondly, we were advised that there was a smart TV which we would need to use our own subscription accounts for like Netflix but the internet was too weak to watch anything at all. We complained about this on our second day a Saturday and someone came to try to fix it, moved the router but this didnt help at all. We were disappointed as we wanted to watch the World Cup but we werent able to. We complained again that the TV was unwatchable so on the Wednesday halfway though our stay some people came and hooked up the freeview but said that there was nothing they could do about the poor internet signal. There was no 4G either in the local area which is fine if you want to disconnect, but not if you want to watch Netflix etc or work. Thirdly the flies. We have stayed near lakes and livestock in the past and this has never been such an issue. There is an infestation which needs dealing with. We bought sticky fly traps which were covered within hours we caught hundreds of flies and yet we were still constantly bothered by them. They affected our sleep as they buzzed around and landed on us day and night. The house owner came to the house himself on the Wednesday after many conversations with Sykes and himself and he did agree that the flies were a problem and we should be compensated for our experience. However, Sykes have said that any compensation needs to come directly from the owner, the owner said it should come from Sykes and now we have left the property, the owner has stopped responding to us. We left on 28 July and so far have heard nothing which is very disappointing. Unfortunately we would have to recommend against staying here due to the problems we experienced.

Great place to stay! Exceeds expectations. Staff are professional and happy to assist. Only negative is the flies which are due to being so close to the lake so keep windows closed at all times!
